Dust & Protection Barriers:
Plastic sheeting, floor protection and sealed doorways keep dust out of the rooms that are staying.

Kansas City has plenty of older homes with solid bones and dated interiors, and some that are past saving. Whether you need a room stripped to the studs or a whole house taken down for a rebuild, Kansas City Demolition Co removes what has to go, protects what stays, and keeps your neighbors in mind.
A lot of Kansas City's housing stock was built in the early and middle decades of the twentieth century: brick bungalows, two-story foursquares, Tudor-style cottages and wood-framed houses with additions stacked on over the years. That history is the reason most residential jobs here begin with questions rather than machines.
In neighborhoods like Brookside and Waldo, homes sit close to neighbors, mature trees and overhead lines. We look at where the excavator will stand, where the dumpster or trucks can load, what has to be protected next door, and how the street and alley will be used. On a tight lot the hauling plan can matter as much as the demolition plan.
Basements, cisterns, old oil tanks and abandoned sewer or gas lines turn up on older lots. They are not reasons to worry, but they are reasons to ask the right questions during the walk-through and to price a clear procedure if one is found.
A copy of your deed or the parcel number, any survey you have, and a clear idea of what goes on the lot next. If a lender, insurer or builder is involved, ask what documents they will want at closeout so we can plan for them.
It varies with the size and construction of the house, whether there is a basement, how tight the lot is, and how much has to be hauled. Interior-only jobs, detached garages and full teardowns are scoped differently, which is why we quote after a walk-through.
It might. City information indicates that proposed demolitions of buildings more than 50 years old are reviewed by the Historic Preservation Office, and a building found eligible for historic listing can face a review period before demolition proceeds. Confirm with the City how it applies to your property.
Federal NESHAP notification generally does not apply to residential buildings of four or fewer units unless they are part of a larger project, but that does not make the materials safe. Older homes often contain asbestos-bearing products, so we recommend testing, and we suggest confirming current rules with the Kansas City, Missouri Health Department Air Quality Program.
Gas, electric, water and sewer are shut off through the individual providers before demolition. We coordinate the timing and request underground locates through Missouri 811 before any digging.
Foundation removal and backfill can be part of the scope. Say what comes next on the lot, such as a new build or a clean sale, and the scope can be written to match. What fill and compaction a builder needs is something to confirm with them directly.
The teardown is often a matter of days. Permits, any historic preservation check, surveys and disconnects commonly take longer, so the calendar usually depends more on the paperwork than the machine.

Gutting a house is heavy, dusty work. We handle it room by room so the remodel can start on clean framing.
Cabinets, countertops and tile come out without damaging the subfloor or plumbing you plan to keep.
Drywall, plaster and framing removed to open up the layout, with load-bearing questions settled before anything comes down.
Old hardwood, stubborn tile and carpet taken up to the subfloor, ready for the new installation.

Clearing the yard for a new landscape, garage or addition.
Old concrete broken up and rotted wood decks taken apart and hauled off.
Sheds, play sets and other backyard structures taken down and removed.
Pool structures broken out or filled, with the plan for the finished grade agreed in advance.

Working inside a home is different from a commercial job. Kansas City Demolition Co plans each residential job around the people who live there:
Plastic sheeting, floor protection and sealed doorways keep dust out of the rooms that are staying.
You get a named contact, a start window and a call when something unexpected turns up behind a wall.
Cleanup is part of the scope: sweeping, collecting fasteners and hauling debris before we leave, then a walk-through with you.
Before demolition we confirm that gas, water and electric are shut off, and that underground locates are requested where digging is planned.

We walk the house with you, note the age and construction, and flag anything that could affect scope, such as suspect finishes or structural questions.
Plastic barriers, floor protection and taped doorways are set up before demolition begins.
Materials come out in the order planned, with checks as the work exposes what is behind the walls.
Debris leaves by a planned route, then we sweep and collect fasteners from the workspace.

Tell us about the house, the scope and your timeline. We will schedule a walk-through and follow with a written scope.
